Terms & Conditions

  • We require a 25% deposit to secure a booking; a booking will be held for 10 days whilst we await the deposit.

  • The balance payment must be received 2 months prior to the booked date (a reminder will be sent).

  • Correspondence confirming dates and prices will be sent, and to confirm payments received.

  • If we do not receive either the deposit or the balance payment within the specified time we reserve the right to re-let the property, and in the case of the balance payment, to retain the deposit. We will do what we can to contact you before taking such measures. 

  • Should you have to cancel your holiday having paid the deposit, it is at our discretion as to whether we allow it to be used against another booking.

  • Should you have to cancel your holiday after you have paid the full amount, we will only refund the balance of payment if we are able to re-let the property. We may allow the remaining deposit to be used against another booking at Balnahard. We recommend that you take out holiday insurance.

  • We have kept the ordinary landline phone in the house, as there is no mobile signal in Balnahard and the calls on this are charged out at cost by reading the bill at the end of your stay.

  • In the unlikely event that we are not able to honour your booking we will attempt to find you other suitable alterative accommodation on the island. If this is not possible we will issue you a full refund (this provision is included to protect us should we physically be unable to accommodate you i.e., in the event of the roof blowing off the week before your booking).

  • Unfortunately we cannot take any responsibility for any costs or inconvenience incurred due to disruptions in ferry services. We recommend that you take out holiday insurance.

  • We expect the house to be left in good order on your departure. We reserve the right to charge for any damage and to apply an excessive cleaning charge, if the property is left in poor order.
