Prices for Balnahard Farmhouse range from £350.00 to £970.00 per week, dependant on season. Please contact us for exact prices and to discuss your requirements.
During the most popular months of July & August we do have to stick to a Sunday changeover, however at other times of the year we can normally be more flexible, also offering good rates for bookings of more than one week outside of peak times.
Included in the price is a full set of bed linen, bath towels, hand towels, tea towels & dishcloths, gas, electricity, and firewood. Please bring your own beach towels if required.
The house sleeps 10, and this number must not be exceeded without prior arrangement. We can accommodate one extra person on a Z bed at the extra cost of £50.00 per booking, but this MUST be discussed & agreed at the time of booking.
Camping in the garden is permitted, providing that the tents are not being used to provide extra accommodation beyond the number that the house sleeps without prior permission!
There is a cot & mattress in the house, but please note we do not provide bedding or linen for it.
Well-behaved dogs are welcome and up to 2 are included in the price, but please restrict them to downstairs and keep them off the furniture. The garden is relatively dog proof, but this is working farm, and dogs must be under control at all times.
We expect the house to be left clean and tidy on departure, and we reserve the right to charge an excess cleaning fee of £40.00 if it is left unnecessarily messy and dirty.
We have kept the ordinary landline phone in the house, as there is no mobile signal in Balnahard and the calls on this are charged out at cost by reading the bill at the end of your stay.
In place of a deposit we ask that you leave a credit/debit card number with us before your departure. This is to cover any accidental damage, phone calls etc. Full details of the charge, if any will be sent to you.
We require a 20% deposit to secure a booking; a verbal booking will be held for 10 days whilst we await the deposit. The balance payment must be received 6 weeks prior to the booked date. (We do endeavour to send reminders!)
Correspondence confirming dates and prices will be sent on receiving the deposit, and to confirm the receipt of the balance.

If you have to cancel your holiday having paid the deposit, it will be at our discretion as to whether we allow it to be used against another booking. This will also be dependant on whether we can re-let.
Should you have to cancel your holiday after you have paid the full amount, we will only refund the balance of payment IF we are able to re-let the property. At our discretion we may allow the remaining deposit to be used against another booking at Balnahard.
If we do not receive either the deposit or the balance of payment within the specified time we reserve the right to re-let the property, and in the case of the balance payment to retain the deposit. We will however do what we can to contact you before taking any measures to re-let.
In the unlikely event that we are not able to honour your booking we will attempt to find you suitable alterative accommodation on the island, if this is not possible we will issue you a full refund. (This provision is included to protect us should we physically be unable to accommodate you- i.e. in the event of the roof blowing off, or the house burning down the week before your booking!). Unfortunately we cannot take any responsibility for costs or inconvenience incurred due to disruptions in the ferry services.
